Charming well designed 3 bedroom + study home in a great location containing a Master queen bedroom, ensuite, living areas are open plan with high ceilings with a formal dining table seating 8, a formal leather lounge and a very comfortable TV annexe with large plasma TV/DVD/VCR & CD player. The Kitchen has a small living area adjacent to it for casual dining with cane lounge suite. The house is 8 years old and has recently been painted inside, a new wooden floor in living areas and new carpet in bedrooms. In floor heating and gas appliances. A Powder room is situated off the kitchen / casual area. The second bedroom contains a double bed, and the third bedroom has twin beds. The main bathroom is situated upstairs and serves the second and third bedrooms. The house sleeps a total of 6 people.
The house contains a 5 person Spa & small 2 person infrared Sauna in a specially designed room. Laundry with washer and dryer. Microwave and dishwasher. Double auto garage.
Yarralumla is in the inner south of Canberra and contains the Governer General's residence and many of the world's embassies.

3 minute walk to Lake Burley Griffin. Close access to all Canberra National institutions - Australian Parliament (New & Old Parliament Houses) The National Library, National Museum, High Court of Australia, National Art Gallery - all within 10 minutes drive. The main City & shopping centres are also situated 10 minutes drive. Canberra is also conveniently located 2 hours drive to the snowfields - Thredbo & Perisher Blue - 2 hours to the Coast - Batemans Bay - 3 hours drive to Sydney on motorway. There are a very large selection of good quality restaurants within easy reach. Canberra has distinct seasons - Summer December to February, Autumn March to May, Winter June to August, Spring September to November. Ready access to sporting facilities and events, indoor & outdoor pools are close by. Local shopping centre is a 2 minute walk containing Chinese, Thai, Italian, Turkish Restaurants, also 2 coffee shops, Post Office, Chemist, Supermarket, Liquor store, Bakery, and medical practice.

We are a family of three, Geoff, Kate & our daughter Catherine aged 17. Catherine has been fortunate to obtain a Gap position at a school in Oxford in England in 2008 from January to December. (A gap year involves the girls & boys in boarding duties etc at schools in the UK & Ireland). Geoff and I have just retired and we wish to spend time in England during her year and travel in the United Kingdom and Europe. Geoff was the Director of a schools system (55 schools) and I worked as a Secretary for an Assistant Head of a large boys school.
We would make available a small Ford Festiva 5 door automatic car with air conditioning and power steering.
We have lived in Canberra for the last 15 years (we were originally from Sydney). We have travelled to England as a family in 1995 (12 weeks), 2001 for 6 weeks and 2005 for 5 weeks. Geoff did a months course in Louvain in 1995 and Catherine & I rented a flat in London. Kate did a working holiday with friends sailing to UK and living and touring for two years in her 20s.
A possibility exists for a houseswap with Kate's sister Marea who lives in Sydney, approximately 6 kms from the CBD in a suburb called Rodd Point. Marea's house sleeps 5.

Destination

Our dates are very flexible within the timeframe of the months of May, June, July & August. It could be two separate exchanges - ie 2 months in one location and 1 month in a different location.
We would prefer not to be more than 2 hours car travel from London. We would prefer a 3 bedroom house with similar facilities to our house. We would also prefer to do a car swap.
On a visit to England in 2005 the areas south east and south west of London, the Cotswolds and Windsor were appealing.
