This large 94 sqm 2-bedroom apartment is located in one of the best areas of Nice. If you look on Google Maps "rue Delille" you will see how centrally located it is, 5 minutes walk to the Old Town, City Centre, the old Port, and to the key squares Place Massena and Place Garibaldi. It is a designer apartment with hardwood flooring, air-con and dimmer switches throughout, and chic furniture. The fully-fitted kitchen has American fridge, hand-carved graphite work surfaces, and fitted hob/oven/microwave/dishwasher. The bathroom is an open wet-room style shower room with rain-head shower, and a Starke-style bathtub. It is something you would be lucky to find in a 5-star hotel. The washing machine doubles up as tumble drier. Currently there is one large double bed in the master bedroom and two single beds in the second bedroom. There is a hi-fi but no TV (haven't watched TV since I moved to Nice 8 years ago). It's a luxury pad I've put an enormous amount of money into, so strictly no pets.

Quartier

The apartment is on a quiet road a couple of minutes walk from the Nice bus station, which has a direct link to the airport running every 20 minutes (cost 4 euros). The road is in one of the last central areas in Nice not invaded by foreign buyers, despite its excellent location, and so retains a purely French feel. The restaurants on the streets are not the tourist traps you find on the Cours Saleya. The restaurant a couple of doors down has several new "Plat de Jour" (dish of the day) made from local fresh produce every day for 8 euros that are always excellent. There are plenty of similar restaurants nearby. Supermarkets and 'late-night' shops are a couple of minutes walk away.

Should you want to go where "the action is", which is the Old Town, you have the advantage of being less than five minutes walk without the disadvantage living within distance of the sounds of revelry that go on to the early hours of the morning. The Old Town is packed full of restaurants and bars and is busy all year around. The beach and the Promenade des Anglais is just a few minutes walk the other side. The port, known for its sea-food restaurants, is around 5-10 minutes walk depending on which side. I know nearly every bar and restaurant in central Nice so will be a handy resource you can call on.

For moving outside of Nice you are a couple of minutes away from both bus and tramway. The bus will take you anywhere in the region, including Cannes and Monaco, for the princely sum of 1 euro. During the winter and autumn the bus takes you directly to the ski slopes (including Isola). The tram takes you to the main train station in the north of Nice.

I run a Real Estate Brokers on the French Riviera. My girlfriend is a professional photographer and lives in Kiev. We are both hard working and respectful of others property. If you are reading this from December 2009-January 2009, my girlfriend is starting a French University from the 1st February but is staying in England until then. My parents have a large house in Surrey with plenty of spare bedrooms but obviously we don't want to impose too much and would prefer some privacy. Looking for something very central in London, and to spend as much time as possible from Boxing Day until late January. Simultaneous exchange preferred. I do have a second apartment in Nice so non-simultaneous is possible but not June-August. Looking for a well-kept 1-2 bedroom apartment in Zone 1.
