Guadalupe River Home in The Texas Hill Country

Description

In the Texas Hill Country, on a dammed section of the Guadalupe River. Three bedrooms (all upstairs) and 2.5 baths. Master bedroom has king-sized Select Comfort bed and large garden bath. Family room, half bath, full kitchen, breakfast bar, small library, and two dining areas are on the main floor. Bedrooms and laundry are on the second floor; and a garret/office with deck are on the third floor. Off the kitchen and dining rooms are a wrap-around back porch above the river, with outdoor sink, counter space, and two dining/picnic tables. There is an outdoor spa/hot tub and small gazebo. Views of the river and hills from most rooms.

Our home is on a Texas Scenic Byway. This is one of the prettiest spots in the state. Our Hill Country house is 22 miles from Kerrville and 7 miles from the nearest restaurant and grocery store. This is a small rural subdivision of 3 - 10 acre lots, surrounded by an organic farm, exotic game ranches, summer camps, and resorts. We regularly have exotic deer passing through our 3.5 acre yard. We have 3 outdoor cats that need to be fed and watered (not much trouble -- they have a large feed dispenser) and the bird feeders filled (only insofar as it's not a burden). The bird watching is superb.

Our section of the river is about knee to neck deep. It has a white limestone bottom and is very kid-friendly, even for small children -- little or no current most of the time. Down the river a very short distance is beautiful, cypress-lined, deep water where people swim and take long float trips. We have a storage closet in the basement with river toys and two canoes.

NOTE: THERE ARE LOTS OF STAIRS IN AND AROUND THIS HOUSE. BEDROOMS ARE UPSTAIRS, AND THE STONE WALKWAY TO THE RIVER IS STEEP IN PLACES AND COULD BE TREACHEROUS TO YOUNG CHILDREN AND TO PEOPLE WHO ARE NOT ACCUSTOMED TO CLIMBING STAIRS.

Neighborhood


The main activities are canoeing-kayaking, tubing the river (our part of the river is private), catch-and-release fishing (lots of bass, catfish, and perch in the river below our house), hunting with local guides, and sight-seeing around the Hill Country. The nearby summer camps are for boys and girls from the cities. You probably won't see the kids, but you might see wranglers herding horses across the road.

We are about 3 miles from the MO Ranch, a beautiful resort and conference area open all year to visitors. We are about 1.5 hours from San Antonio -- a great destination city. Bandera, Texas -- "Cowboy Capital of Texas" is about an hour away, down Texas Hwy 16. We are near many state parks and natural areas. Distance from Houston is about 5 hours and from Dallas 6 hours.

We love gardening and bird watching. If you are willing to keep the bird feeders filled, you will be amply rewarded with colorful birds.
