Description

While our house facing the street is awaiting remodel and as a result the facade is a bit funky, inside it is comfortable and spacious with two bedrooms, the master with a full bath and City views. The house is Edwardian, built in 1916, with wood panelling and many details of the period. We have a lot of original art in our home, and with two boys, areas to play and enjoy. Though the house is technically a 3 bedroom home, one of the bedrooms functions as a study. It is very large by San Francisco standards, and has three bathrooms, a full large country kitchen with an attached family room, a downstairs playroom that can also sleep guests, a dining room, a living room with a fireplace, a deck that looks over the city with a table that seats 6, a patio and an extra-sized back yard. Amenities include a dishwasher, laundry facilities, two TV's, cable, and internet access. We also have a huge pine tree in the back yard with a treehouse/play structure that provides the home with extra privacy. Although centrally located, the house seems very private and quiet by City standards, and it is easy to retreat into our private home.

Neighborhood

Our Edwardian 3BR home in San Francisco is a great place to stay in the City for families with children and has a big back yard as well as a play structure. No need to have a car as public transportation is within three blocks and boasts a downtown and Bay Bridge views. The house has a large kitchen, dining room, living room and two TV's, cable, and internet access. Stay in the nicest section of the city, quiet Noe Valley, and be close to everything you need for a great vacation in San Francisco.

About Us

We are professionals: a psychologist at UCSF, and a director of animation, and collectors of art, and books. We have two boys as well as a standard poodle and two fish (our only need from house traders would be to feed the fish once a week). We have lived in the house since 1996, and remodeled the back in 2000, bringing it up to standards for earthquake safety.

Destination

We are looking for a house exchange for this summer from mid-June to mid July in the Upper Connecticut River Valley in New Hampshire or Vermont (Hanover/Lyme/Norwich/Thetford area). I am a native of Hanover, and we are building a vacation cabin on property off of Rte 132 in Thetford. We would like to be in the Upper Valley for one month this summer and are only looking for a house exchange at that time (if we don't find something, we will rent) We have a very polite 4 year old Standard Poodle who we need to bring with us, so we need a place that is amenable and good for children and dogs. Additionally, we are interested in a two week stay (mother and boys only) in Spain in August, preferably by the seashore and in a town/village where my bilingual boys and I can practice our Spanish. For both trades, we also have a vacation property in Sebastopol (50 minute drive north of the SF) in the wine country of Sonoma. That house is located on 2 acres and is very child friendly as well. It is possible we could include this house in the trade (or make it the primary trade. It sleeps 7 and has a guesthouse on the property that also can sleep an additional 4. Our house is conveniently located to beaches, biking, hiking, wine tasting, and other summer activities.
