Description

With coastal and valley views, this modern two-storey home has both warmth and charm. With fully ducted air-conditioning, it has year round climate control, plus a log fire for those few cold July winter nights. The home is presently configured with 3 queen size bedrooms each with its own en-suite bathroom. The master bedroom includes a large spa bath. Three other bedrooms are used as a study, a music room and a craft room. There are two living rooms, one upstairs and one downstairs, a formal dining room and a well equipped kitchen that feels like part of the garden. The entrance room features a built in bar and there is a balcony on the upper level to sit, relax and enjoy the views.
The gardens have their own mini walk trails through a mixture of native and exotic sub-tropical plants and feature two small ponds, both with goldfish and frogs.
Access to the property is kept private with a remote controlled electric gate with nearby intercom and camera.
A choice of three cars is available, subject to agreement - an SUV, a Lexus sports car and an RV which seats seven.

Neighborhood

Perth has the title "the world's most remote capital city". It is a city of about 1.3 million people spread over a sprawling suburbia. Roleystone is a "life-style" hills suburb of Perth situated approximately 30km from the Central Business District. A vehicle is a must in most parts of Australia, and Perth suburbs are no different. However, bus stop is located only 200m away, with connections to an efficient electric rail service into the city precinct.

Roleystone is a low-density living community adjacent to orchard growing areas. Slightly further afield is a local "wine trail" which features the boutique vineyards of Kalamunda and surrounding districts.

If you are serious about wine, a road trip of 3 hours will take you right into the premier grape growing region of south-west Western Australia, Margaret River. The price of real estate in Margaret River is a testament to its special status, both locally and internationally. Arts and crafts also feature prominently in the region and world-wide freight services are offered at most galleries.

But if you want to stay local and absorb the legendary Western Australian flora and fauna, a local bumper sticker says it all: "Living is great in Roleystone".

About Us

Jo is a retired librarian who donates a good deal of her time to local wildlife care. She is part of a team who visit schools and other institutions to lecture and display endanged local fauna, including birds, reptiles and marsupials. She has a special interest in native bird care and keeps a few birds at home in aviaries which could not survive in the wild.
Clive is a civil engineer. He comes in useful sometimes because he can read maps and fix things. But his main interests are cars and guitars - that's why we have a separate music room!

Destination

Prefer the north-east states of USA, but will consider all offers. Strong preference for a vehicle to be included in swap.
